The visual test: if buffing and recoating has been done twice in the last 12 months without lasting results, the floor needs to be stripped. Floors with significant traffic lane discoloration, visible yellowing near edges, or lifting finish in corners are past the recoat threshold.

What a recoat process involves

A recoat is a maintenance service, not a restoration. The process starts with cleaning the floor using a neutral pH cleaner to remove dirt, scuff marks, and any surface contamination. Some crews will lightly screen or buff the existing finish to open the surface and improve adhesion, though this step is optional when the existing finish is in good condition.

From there, the technician applies one or two coats of floor finish using a finish mop, working in overlapping passes to avoid lap marks. Each coat requires drying time, typically 30 to 45 minutes before the next coat goes down. The floor can return to use once the final coat has cured, usually within an hour of the last application.

For a 2,000 square foot floor in reasonable condition, a recoat takes two hours from setup to completion. Cost is lower than a strip job because no stripping chemicals are involved, the labor time is shorter, and the area can be back in service the same morning. This makes recoating well-suited to routine maintenance cycles between full strip jobs.

What a full strip-and-wax process involves

A strip job is a complete reset. The crew applies chemical stripper at the manufacturer’s recommended dilution, which is typically a strong alkaline solution. The stripper sits on the floor for 5 to 10 minutes of dwell time. That dwell time matters: pulling the machine too soon leaves finish behind; waiting too long lets the stripper dry and re-bond.

After dwell, a floor machine with a black stripping pad agitates the slurry, breaking the old finish loose from the tile. The crew wet-vacs the resulting liquid, which contains dissolved finish, dirt, and chemical residue. A neutralization rinse follows to bring the floor’s pH back to neutral, which is a step that many crews skip and later regret because alkaline residue left behind will attack the new finish.

Once the floor dries, the team applies 3 to 4 coats of fresh finish with full drying time between each coat. The total process requires the area to be vacant for a full shift or overnight, depending on square footage. A 5,000 square foot floor will take a crew of two most of the night. The cost reflects that labor intensity.

How to assess which your floor needs

Stand at one end of the floor and look along the surface at a low angle. A recoat candidate looks dull but the surface is consistent. The sheen is gone, but the finish is intact and even. Burnishing brings the gloss back for a few weeks, which confirms the finish film is still functional.

Strip candidates show different signs. Yellowing appears first near baseboards and corners, where finish accumulates in heavier layers over time. Traffic lanes look gray or brown regardless of how recently the floor was recoated. Corners show a buildup that looks rubbery or plastic and does not respond to stripping pad agitation during buffing. In some cases the finish visibly peels or lifts near seams or edges.

A reliable field indicator: check when the last strip job was performed. If the floor has been recoated multiple times without a full strip in the last 18 to 24 months, it is a strip candidate regardless of how it looks. Finish layers compound over time, and beyond a certain depth the surface becomes unstable.

How alkaline cleaners degrade floor finish

The maintenance product used between service visits determines how fast a floor cycles back to needing a strip. Alkaline cleaners are the most common cause of accelerated finish failure. A cleaner with a pH above 10 softens floor finish over time, making it more permeable to dirt and more prone to scuffing. Floors cleaned with degreaser or general-purpose all-purpose cleaners typically need stripping 40 to 50 percent sooner than floors maintained with neutral pH products.

Hot water compresses the issue. High temperatures accelerate the chemical breakdown of finish polymer chains. The combination of hot water and an alkaline cleaner is the fastest path to a finish that cannot be saved with a recoat.

Neutral pH floor cleaner, used at the correct dilution, does not strip or soften finish. It cleans without leaving alkaline residue and does not interfere with the finish film between service visits.

The maintenance program that limits strip frequency

Facilities that keep floor finish in good condition between strip jobs follow a consistent pattern. Daily dust mopping removes the abrasive grit that grinds the finish surface down under foot traffic. Even light foot traffic across embedded grit acts like sandpaper on the finish. Removing that grit daily extends sheen retention between burnishing sessions.

Neutral pH cleaner for all damp mopping removes soil without chemistry that degrades finish. Periodic burnishing with a high-speed or ultra-high-speed machine restores gloss without adding material to the floor. Scheduled recoats, typically two to four times per year depending on traffic, maintain a consistent finish depth.

Following this program, most commercial facilities can extend their strip intervals to 12 to 24 months. Without it, strips become a reactive necessity every 6 to 9 months, and the floor looks bad between visits. The difference in annual floor care cost is substantial.


How do I know if my floor finish is yellowing or just dirty?

Mop a small section with a neutral cleaner and let it dry. If the color lightens and the floor looks cleaner, the discoloration is surface dirt. If the yellow tone remains after cleaning, it is finish yellowing caused by UV exposure, alkaline cleaner residue, or finish breakdown. Can a strip-and-wax damage VCT tile?

Is it possible to over-strip a floor?

Yes. This makes the tile harder to re-finish because the new finish bonds inconsistently. The solution is to follow the manufacturer’s dilution instructions, keep the machine moving, and wet-vac the slurry before it dries rather than working it repeatedly.
