The difference

Why the strip matters as much as the wax.

Many facilities have floors that stay dull no matter how often they're burnished. Old finish builds up in layers over years, trapping dirt and yellowing below the surface. Burnishing restores gloss to existing finish. It cannot fix compacted buildup. That takes a full strip to bare floor.

Our technicians use commercial-grade stripping solution and low-speed floor machines with pad chemistry matched to your floor type. The strip phase takes time to do correctly. Rushing it leaves residue that prevents new finish from bonding properly.

After stripping, we neutralize before any finish goes down. Skipping neutralization causes new coats to fish-eye, peel early, or yellow within months. It takes 20 minutes and nobody can see it happening. We do it on every job.

The process

Four steps. One crew. Done right.

Strip to bare floor

We apply a stripping solution and mechanical agitation to remove all existing finish coats, dirt trapped in old wax, and discoloration. The floor is completely bare before any new finish goes down.

Neutralize and dry

We rinse and neutralize the floor after stripping. Skipping neutralization causes new finish to fish-eye and peel faster. Most general cleaners skip it because the client can't see it. We don't.

Apply multiple finish coats

We apply 3–5 coats of commercial-grade floor finish, allowing each coat to dry fully before the next. More coats means more depth, better gloss, and longer life between refinishing cycles.

Cure and inspect

Full cure takes 24–48 hours. We inspect the result under your lighting conditions and document with photos. The floor is ready for traffic when we sign off.

How often does a commercial floor need to be stripped and waxed?

Most commercial VCT floors need a full strip-and-wax cycle every 6–18 months depending on traffic volume and how consistently the floor gets burnished between cycles. High-traffic corridors may need it more often; private offices may go longer. We'll assess your floor and tell you honestly.

Can't you just add more wax instead of stripping?

Over time, finish builds up in layers and traps dirt, discoloration, and scuff marks that can't be burnished out. Adding more finish on top of that makes the floor look worse. A full strip-and-wax is the only way to reset the floor properly.

How long does the building need to be closed during strip-and-wax?

We schedule strip-and-wax outside business hours, typically overnight or over a weekend. You need to stay off the floor while finish coats cure, usually 2–3 hours per coat. We coordinate timing so you have a usable floor when your team arrives.

Is strip-and-wax the same as buffing or burnishing?

No. Burnishing uses a high-speed floor machine to restore gloss to existing finish without removing old wax. Strip-and-wax removes all existing finish and applies fresh coats from scratch. You need both: regular burnishing to maintain finish between cycles, and strip-and-wax every 6–18 months to reset the floor.

Do you work on all VCT floors or other floor types?

Our strip-and-wax service is designed for VCT (vinyl composition tile), the standard commercial floor tile in offices, schools, medical facilities and warehouses. We also work on sheet vinyl and resilient tile. Hardwood, polished concrete, and natural stone require different processes. Call us and we'll tell you what's right for your floor.
