What a scope looks like

Real scope. No vague language.

VCT strip and wax is a multi-step process: the old finish is chemically stripped, the floor is scrubbed and rinsed, and then fresh finish coats are applied, typically 3–5 coats depending on your traffic level and floor condition. Each coat requires a dry time before the next goes down. We work in sections so the floor is accessible again as quickly as possible, and we manage cure time to make sure the finish is fully hardened before heavy foot or cart traffic resumes.

Burnishing is a different operation entirely. A high-speed burnisher (1500–2000 RPM) heats the existing finish and brings the surface to a high gloss without removing it. Done weekly on a well-maintained VCT floor, burnishing keeps the finish looking freshly stripped and significantly extends the time before a full strip is needed. Facilities that skip burnishing find themselves on a quarterly strip-and-wax cycle instead of an annual one.

For carpet, we primarily use hot-water extraction (sometimes called steam cleaning), which injects hot water and cleaning solution at pressure and extracts it with the suspended soil. Encapsulation is an alternative for facilities that need faster dry times: the soil is crystallized and vacuumed rather than extracted wet. Concrete polishing and concrete sealing are separate scopes with their own maintenance programs; we'll specify which approach fits your slab type and finish goals at the audit.
