Post-construction cleaning is a specialty, not Commercial Janitorial work with construction dust mixed in. The rough clean happens during active construction: debris removal, dust control, keeping the site safe for remaining trades. The final clean comes after the last trade leaves: windows inside and out, fixtures, floors, walls, inside cabinets and overhead. The punch list touchup is precision work, addressing adhesive residue on new stone, smudges on new glass, and scuffs on new hardwood the final clean missed. Each phase has different requirements and a different crew cadence.
General contractors and developers have deadline pressure that most cleaning vendors aren't equipped to work against. Certificate of occupancy timelines don't flex for a cleaning crew that runs behind. We coordinate with project closeout schedules, work backwards from inspection dates, and can mobilize additional crews if the construction schedule compresses. General janitorial companies attempting post-construction work typically don't know the phases, don't know material-appropriate products, and can't scale to a deadline.
Material knowledge matters more here than in any other environment. New polished concrete, new stone countertops, new hardwood, new glass: each surface has a cleaning method that preserves it and one that damages it. Wrong pH on stone, wrong abrasive on new glass, wrong solvent on new hardwood finish are not correctable after the fact. LEED v4 construction indoor air quality credits also require documentation of cleaning practices during construction, which adds a documentation layer that most vendors can't provide.

We remove cleaning-related debris: film, tape, packaging, and residue, as part of post-construction cleaning. Large construction debris (lumber, drywall scraps) should be removed by the GC before we start.
