Monthly scrub and recoat

High-traffic areas get a light mechanical scrub and one fresh finish coat monthly to restore depth and protect against wear.

Routine high-speed burnishing

Weekly or bi-weekly burnishing restores gloss between recoat cycles, extends finish life, and keeps floors looking current without adding chemical buildup.

Periodic strip-and-wax (6–18 months)

When burnishing stops returning gloss and recoats lose adhesion, it's time to strip to bare floor and start fresh. We assess and schedule this proactively.

Quarterly quality inspections

Our floor care lead walks every zone with you and documents findings. Nothing gets missed, and you have a paper trail if there's ever a dispute.

What is VCT flooring and why does it need special care?

VCT (vinyl composition tile) is the most common commercial hard floor. You'll find it in medical facilities, schools, warehouses, and offices across the country. Unlike polished concrete or hardwood, VCT is a porous tile that holds dirt and stains if left unfinished. The protective finish coat is what makes it durable, cleanable, and glossy, but that finish wears down and must be maintained on a regular cycle.

How do I know if my VCT floors need strip-and-wax vs. just burnishing?

If the floor looks dull right after burnishing, or if you see yellowing that won't buff out, or if the finish is peeling at edges or high-wear areas: it's time to strip. If the floor is dull but comes back with burnishing, a scrub-and-recoat plus regular burnishing is the right approach. We'll assess your floor and give you a straight recommendation.

Can VCT care be scheduled around our business hours?

Yes. Strip-and-wax and recoating are always done after hours (overnight or over a weekend) since the floor needs to be out of traffic while coats dry. Burnishing is usually done as part of nightly cleaning and doesn't require business closure.

How many finish coats does a VCT floor need?

A new install or full strip-and-wax should get 3–5 coats, letting each dry fully between applications. More coats mean more depth, better gloss, and a longer cycle before you need to strip again. Recoats (on top of existing maintained finish) typically get 1–2 coats.

Does Green Clean Janitorial use the same crew for VCT care that does the nightly janitorial?

For regular burnishing, yes. Our nightly janitorial crew handles it as part of the scope. For strip-and-wax and deep scrub/recoat, we bring in our floor care technicians who work with the right equipment. All crews are Green Clean Janitorial employees, not subcontractors.
