What VCT is and where it gets used

Vinyl composition tile is a resilient flooring material made from vinyl resins, limestone, and pigments. It comes in 12-inch squares and installs over concrete subfloors in commercial and institutional settings. Schools use it in hallways, classrooms, and cafeterias. Hospitals and medical offices rely on it in patient corridors, exam rooms, and waiting areas. Retail stores, government buildings, warehouses, and large office complexes all use VCT for the same reasons: it is durable, inexpensive to install, and responds well to a finish and maintenance program.

The tile itself has a matte, porous surface. Without a protective finish coat, it absorbs soil and scuffs quickly. A properly maintained finish system protects the tile and gives it the glossy appearance most facility managers expect. The tradeoff is that finish layers accumulate over time, and accumulated finish eventually degrades in appearance and adhesion regardless of how well the routine mopping is done.

The stripping process step by step

The first step is diluting the chemical stripper according to the product specification, typically between 1:3 and 1:5 with water depending on the number of finish layers and how long since the last strip. The solution goes onto the floor in manageable sections, roughly 200 to 400 square feet at a time. Dwell time matters. The stripper needs 5 to 10 minutes to penetrate and soften the finish layers before agitation begins. Applying it and moving immediately reduces effectiveness and leaves finish residue bonded to the tile.

A low-speed rotary floor machine (175 RPM) with a black or brown stripping pad then works the softened finish loose. Black pads are the most aggressive and handle heavy buildup. Brown pads work for lighter coats or more delicate tile where deep abrasion would cause micro-scratches. The machine operator makes overlapping passes to avoid missed sections, which would show as dull spots after the new finish goes down.

The resulting slurry, a mix of dissolved finish, stripper solution, and loosened soil, gets removed with a wet vacuum. Leaving slurry on the floor and mopping it into a bucket is a common shortcut that leaves residue. Wet-vacuuming pulls the material off the surface cleanly. After vacuuming, the floor gets a neutralizing rinse with a pH-neutral cleaner and clean water. This step is necessary because chemical strippers are strongly alkaline. What affects the total timeline

Square footage is the most obvious variable. A 2,000-square-foot school hallway takes less time than a 10,000-square-foot warehouse floor. But the number of finish layers already on the floor affects timeline as much as size does.

Heavily trafficked areas compact finish layers over time, making them denser and harder to lift with a single stripper application. A floor that has received regular wax coats for three years without a strip may need two passes with the floor machine, or a stronger stripper dilution, to fully clear the tile. Lightly trafficked areas with thinner buildup strip faster. When a building has a mixed-use layout, a floor crew plans around the heavier zones and adjusts dwell time and pad selection accordingly.

Finish coat application adds time on top of the strip itself. Each coat of finish takes 30 to 45 minutes to dry before the next coat goes down. A four-coat application adds two to three hours after the strip phase completes. Total time for a complete strip-and-refinish on 5,000 square feet runs six to nine hours for a professional crew.

Why DIY strip jobs fail

Stripping VCT looks straightforward, but most in-house attempts produce poor results or damage the tile. The most common failure point is stripper dilution. Using too weak a mix means the finish does not lift. Using too strong a mix can bleach or stain certain tile colors. Product labels list dilution ratios for a reason, and those ratios assume appropriate dwell time.

Insufficient dwell time is the second most common problem. Facility staff starting the floor machine two minutes after applying the stripper are agitating finish that has not softened, pushing it around rather than removing it. The machine pads fill with unlifted finish and stop working.

Wrong pad selection causes its own problems. Using a white or red pad for stripping leaves finish on the floor. Using an overly aggressive pad on softer tile causes micro-scratches that trap soil in the new finish.

Incomplete slurry removal produces adhesion failure. When the neutralization rinse gets skipped or done hastily, residual alkalinity in the surface prevents the new finish from bonding. Extending the time between strips
